Note: these rights exist independently of a rental agreement that says otherwise. The Georgia Fraud Act stipulates that certain agreements must be concluded in writing and will not be enforced otherwise. These include: (i) an agreement of a third party for the payment of a debt owed by another person, (ii) a contract for the sale or lease of property, (iii) a contract that cannot be fully executed within one year, iv) the commitment to take over a prescribed debt and (v) any commitment to lend money. After this check, the landlord must send the tenant a signed list of deposit withdrawals (withdrawal inspection list). The tenant can check the rental property within five days (after the termination of the tenancy agreement) to ensure that the deductions are correct before signing the checklist. [O.C.G.A. 44-7-33. (b)] Tenants may continue to be held liable for the payment of the balance of their lease after a final violation. Georgian owners are not responsible for occupying free and reasonable rental spaces. Any lease or contract that rents, leases or assigns real estate for prostitution purposes is invalidated. [O.C.G.A. 44-7-18] All persons in the State of Georgia are entitled to equal treatment for all housing-related matters. This also applies when they are trying to rent a house, when they are trying to get rent or financial assistance for that house, or when they are trying to buy a property.

These rights are protected by the Federal Fair Housing Act, but also by Georgia`s hous law. In the state of Georgia, landlords and tenants must follow certain rules regarding the military. Georgia Code protects service members by allowing them to terminate their lease prematurely if they receive active customs orders that require them to move 35 miles or more of the rental property. The tenant must inform the landlord in writing at least 30 days before the desired rental date. The lessor has the right to collect the rent and to recover the damage caused by the tenant to the accommodation until the time the lease is announced.
